The Paperwork and Safety Questions Worth Asking

Most homeowners check reviews and price and stop there. The questions that actually protect you are duller and take about four minutes to ask.

General liability and workers compensation

General liability covers damage the contractor causes to your property. Workers compensation covers injury to their people while on your property. The second one matters more than people realise: heavy stone, powered saws, and stairs in an occupied house is a real injury category, and an uninsured injury on your premises can become your problem.

Ask for a certificate of insurance rather than a verbal assurance. It is a routine document, every legitimate contractor has one, and it names the coverage, the limits, and the expiry date. A shop that finds the request unusual is unusual.

Licensing and permits

Requirements vary by jurisdiction and by the scope of the work. A straight countertop swap frequently needs no permit. A kitchen remodel that moves plumbing, alters electrical circuits, or changes structure generally does, and in North Carolina work over a threshold value falls under the state licensing board for general contractors. The plumbing reconnection at the end of a countertop install is the piece most likely to fall under a licensing requirement, which is another reason to settle who is doing it before install day.

Silica, and why it is the revealing question

Cutting, grinding, and polishing engineered stone releases respirable crystalline silica. Engineered quartz is far higher in silica content than most natural stone, and sustained exposure without controls causes silicosis, an irreversible lung disease that has produced a well documented cluster of cases among stone fabrication workers internationally over the past decade.

The controls are well established and not exotic: wet cutting so the dust is captured in water rather than airborne, local exhaust ventilation, and respiratory protection for the operators. A shop that runs wet, extracts, and can describe its practice without defensiveness is a shop that takes its own operations seriously, and that tends to correlate with everything else about how it works.

What to do with the answers

None of this needs to become an interrogation. Ask for the certificate of insurance, ask who is licensed for the plumbing reconnection, and ask whether they cut wet. Three questions. Subcontractors, and the coverage gap they create

A countertop job frequently involves more than one business. The fabricator may subcontract the install crew. The plumbing reconnection may be a separate trade entirely. On a wider remodel the general contractor sits above all of them. Each of those businesses carries its own insurance, or does not, and the certificate you were given covers only the one that issued it.

The question worth asking is who is physically going to be in the house, and whether they are employees of the business you contracted with or a separate outfit. Neither answer is wrong, but if the answer is a separate outfit, ask whether the main contractor requires certificates from its subcontractors. Established firms do as a matter of routine, because their own insurer requires it of them.

What a permit actually changes

Where a permit is required, an inspector reviews the work at defined stages, and the sign off becomes part of the property record. That has two practical effects for a homeowner. It provides an independent check that the plumbing and any electrical work meets code, which is genuinely useful. And it means the work is documented, which matters when the house is sold and a buyer's attorney asks whether a kitchen remodel was permitted.

Unpermitted work that should have been permitted is a real complication at sale, sometimes requiring retrospective permitting and occasionally requiring finished work to be opened up for inspection. It is a much smaller problem to handle at the time than five years later.

Understanding the silica risk properly

The hazard is respirable crystalline silica, meaning particles fine enough to reach the deep lung. It is generated by cutting, grinding, and polishing, and the exposure is overwhelmingly an occupational one affecting fabrication workers rather than a residential one affecting homeowners. A finished, installed countertop is inert and presents no ongoing exposure.

What raises it above a normal industrial hazard is the silica content of engineered stone, which is substantially higher than most natural stone, combined with dry cutting practices in poorly controlled shops. Clusters of accelerated silicosis among engineered stone workers have been documented in several countries over the past decade, in workers considerably younger than the disease historically affected.

Why it is a proxy for everything else

Wet cutting, extraction, and respiratory protection are neither expensive nor difficult. A shop that has implemented them has made a decision to spend money on something the customer will never see, purely because it is the right way to run the operation.

That disposition tends to be consistent. Shops that protect their fabricators generally also seal their seams properly, radius their internal corners, and tell customers about problems before they become invoices. It is not a guarantee, but as a single question that reveals something real about a business you have known for twenty minutes, it is hard to beat.

Four minutes, four questions

Can I have a certificate of insurance from your agent. Who will physically be in the house, and are they your employees or a subcontractor. Who reconnects the plumbing, and are they licensed for it if this job is permitted. Do you cut wet. None of these is confrontational, all of them are answered readily by an established business, and together they cover the risks that a review score cannot tell you anything about.

Keeping the paperwork after the job

Once the work is finished, keep the certificate of insurance, the signed layout drawing, the invoice, the warranty document, and any permit sign off together. It takes a minute and it covers two later situations.

The first is a warranty claim. A seam that opens or a top that cracks a year later is a much simpler conversation when you can produce the drawing that specified the seam position and the warranty terms you were given. The second is selling the house. A buyer's surveyor asking about a kitchen remodel is satisfied instantly by a permit sign off and a set of invoices, and is not satisfied at all by a recollection of who did the work.
